The short answer: area, materials and access decide the price
Mold removal cost depends on how much material is affected, what that material is, how hard it is to reach, and how much containment and cleanup the job needs. There is no honest flat figure, because two jobs that look the same from the doorway can differ by a wall cavity or a ceiling above.
We do not publish prices on this page, and we avoid giving per square foot numbers, because they mislead. What we do is explain the scope and price before work starts. The rest of this guide shows the factors behind a mold remediation quote so you can ask better questions.
The factors that move a quote
| Factor | Why it changes the scope | What helps |
|---|---|---|
| Affected area | More surface means more containment, labor and disposal | Photos and a moisture map before quoting |
| Material type | Drywall and insulation are cut out. Framing is cleaned | Knowing what is behind the visible patch |
| Moisture source | An active leak must be repaired or the job repeats | A plumber's report |
| Containment level | Larger or higher risk areas need negative air and barriers | Clear boundaries for the work zone |
| Access | Tight closets, ceilings and occupied units add time | Moving furniture and clearing the area |
| Testing and clearance | Lab tests and a final check add a step | Deciding early whether a lender or buyer needs it |
| Rebuild | Drywall, paint and trim are a separate stage | Asking whether rebuild is included |
The rebuild line catches many owners off guard. Removal and cleanup return the space to a clean, dry shell. New drywall, paint and trim are repairs, often quoted separately through water damage repair.
Testing: when it is worth paying for
A trained eye and a moisture meter often define the scope without lab work. Testing becomes useful when the source is unclear, when there is a smell without visible growth, or when someone outside the home needs a record. Lenders, landlords and buyers sometimes ask for independent clearance testing after the work.
Pay attention to who does the testing. A company that both tests and removes has a conflict of interest, which is why independent clearance is arranged separately when documentation matters. We keep the roles apart and will tell you if we think testing is not needed.
Containment, and why it is not an optional extra
Containment keeps disturbed material inside the work zone. It uses plastic sheeting, sealed doorways, negative air machines and HEPA filtration. Skipping it is the cheapest way to cut a quote and the most expensive way to find out it matters.
If a bid does not mention containment, ask why. For a tiny spot on a nonporous surface, it may be unnecessary. For anything inside a wall or across a ceiling, the scope should say how air is controlled and how the work area is cleaned afterward.
Access in a condo or apartment building
Work in a shared building takes extra steps: elevator reservations, parking for equipment, quiet hours, notices to neighbors and sometimes the association's permission. Those steps cost time even when the mold patch is small.
Ask the property manager for the building's rules on contractors before you hire anyone. Tell the company about restrictions up front so the scope reflects them.
If you have a written quote and want to understand what is in it, call and we will walk through the scope with you.

Match the area
Confirm both scopes cover the same rooms, walls and ceilings. A lower bid may simply cover less.
Match the method
Look for containment, negative air, HEPA cleaning and material removal in both.
Check the source plan
See who fixes the moisture source and when. Remediation before the repair is wasted effort.
Check what is excluded
Rebuild, testing, permits and disposal are common exclusions. Ask each company to say so in writing.
Ask about standards
Ask whether the crew works to ANSI/IICRC S520. A clear answer is part of a trustworthy bid.
Reading scopes side by side is more useful than reading totals. When one bid is far lower, the explanation is almost always in what it leaves out.
Insurance and mold costs
Whether insurance helps with mold depends on the cause and the policy. Mold that follows a sudden, covered water loss is treated differently from mold that grew from long term moisture, and many policies cap mold coverage. Check your policy and ask your insurer.
We do not promise that any claim will be accepted. We explain the scope and document the work so you have a clear record to share.
Marina Del Rey notes: a county-owned harbor with lessees
The County of Los Angeles owns the marina, and its Department of Beaches and Harbors manages it. The county describes the harbor as North America's largest human-made small craft harbor, dedicated in 1965. Many buildings around the basins operate under leases, so repairs that touch shared systems can involve a property manager or the lessee, not only the unit owner.
That affects cost in a practical way: approvals, access rules and who pays for a shared pipe fix should be settled before a crew opens a wall.
The county also runs the Marina del Rey Water System for the harbor leaseholds, serving about 300 metered connections, so your water bill tells you which utility serves your address and who to call if the problem is in a shared line. Our crews also work in Santa Monica and Playa Vista, where ownership structures differ.
Frequently Asked Questions
Because the price depends on what is behind the surface. A responsible company needs an assessment, even a short one by photos, before it can describe a scope. We explain the scope and price before work starts.
Not always. A large patch on a hard surface can be simple, while a small patch over a wet wall cavity can open into a large demolition. Moisture readings matter more than patch size.
Not by default. It is useful when the source is unclear or when a lender or buyer wants documentation. Ask your lender or agent what they require before you order it.
Compare what each one includes before you compare the totals. Missing containment, missing source repair or excluded rebuild can make a low bid cost more in the end.
Start with your property manager or association, who knows the building's lease terms and contractor rules. For county-level questions about the harbor, the Department of Beaches and Harbors is the managing agency.
